Upon arrival (with 2 hour time windows) the
Technician will:

• Walk through and verify everything that needs to be done
• Finalize room count and identify special cleaning needs such as
  • heavy soiling in traffic areas,
  • pet stains,
  • pet odor,
  • food & beverage stains,
  • carpet repairs (stretch & tack; patch & plug)
• Identify any permanent stains or areas (i.e., traffic wear) that may not be completely restored
• Gain customer approval and authorization to complete the work

Upon completion, the Technician will

• Walk through again to review that everything has been completed satisfactorily,
• Sign-off on their work order
• Collect payment (cash, check, or credit card), and

Upholstery - fabrics are made from the same materials that our clothes are made from. Just like clothes, some need to be "dry-cleaned" and others can be washed with water.

The defining criteria is natural fibers (e.g., cotton, wool, silk, linen, jute, etc.) require dry cleaning to prevent yellowing, bleeding of colors and shrinkage . This is done using a Non-Volatile Solvent (Water-free) or specialty upholstery shampoo.

Synthetic fibers (e.g., nylon, polyester, rayon, etc.) are able to be steam-cleaned (water based).

Zee Best technicians are trained to determine fiber types prior to beginning the service. They will:

• Verify the material and cleaning method required
• Pre-test for effect
• Pre-spot or Pre-treat (optional)
• Apply cleaning materials with specialty tools
• Wash & Rinse
• Final inspection

Fabric Protectors (optional) such as Teflon or Scotchguard create a protective barrier against stains and spills and dirt and dust that cause excessive abrasion and premature fabric wear. Treated upholstery will Last Longer, Look Better and Clean Easier.

Draperies, Oriental & Persian Rugs are picked up at your location and cleaned them in a specially designed facility. There are several advantages to this method:

There are four (4) main types of tiles each requiring knowledge of their characteristics and cleaning specifications:

1. Man-Made Ceramic or Porcelain - follow a similar pattern per tile or across 4 tiles and are hard high-fired in nature. Italian Quarry Tile (hard red) are found in most commercial kitchens, bakeries and meat processing facilities and require the same cleaning methods.
   
   
2. Natural Stones - have endless varieties of colors and textures with no two tiles alike and are "soft" in nature, porous and can be easily scratched and appear dull over time. These include:
• Sandstone
• Limestone
• Travertine
• Marble
• Slate

3. Satillo / Mexican Tiles - come in many grades of hardness, quality & shape and are extremely porous, even with a glaze-fired or heavily sealed service can be easily chipped and show traffic wear over time.
   
   
4. Vinyl Tile - typically are vinyl bodied with a clear acrylic top layer always showing some texture usually installed using a mastic or peel-n-stick adhesive.

Cleaning & Repair of Grout requires knowledge of their characteristics and color to ensure an even consistent look throughout. Our professionally trained technicians and tile installers know and understand common types of Grouts including different additives and bonders. These may include:

• Sanded Lime-Based - are the most common grouts used on Satillo, Italian Quarry Tile and Natural Stones with grits varying in size to create a rough or smooth textured look.
• Unsanded Lime-Based - although less common are always used where grout joints are tight and narrow as found in Marble, Travertine, Granite and Porcelain tiles (i.e., commercial restrooms).
• Unsanded Epoxy-Based - due to the tendency to shrink, it is most commonly used in narrow joints such as Granite countertops and Marble or Granite flooring.

Color-based and Clear coat sealers are available to preserve the new clean look and will double the time between the need for additional cleanings.

Especially in the dry, desert-based soil areas of Arizona is recommended. Most people don't realize their Air Ducts need cleaning, but they do! Dust, Pollutants and other Allergens collect in your Air Ducts reducing the overall Air Quality. Dirt, Dust Mites, Pet Dander, and Mold Spores are just some of the contaminants that can make your HVAC system work harder and cost more.

Most HVAC systems in Arizona are wall and ceiling based systems while in colder climates, especially where basements are required, it is more common to have floor and basement Air Ducts.

Regardless, there are two ( 2) types of Air Ducts , those that "suck in air" are Main Returns and those that " blow out air" are Vents . It is most common for Air Ducts to get dirty beginning at the farthest point from the main unit (i.e., air flow slows down and particles drop out) and even more so at the vent grille where the flow is restricted the most.

Accordingly, it is more important to treat the issue as "cleaning" versus "HVAC" system issue. Our Certified Technicians are trained to address these issues and others. We will:

•  Perform a walk-thru and identify all Air Ducts and their types (Vents or Main Returns)

•  Open and clean each grille covering

•  Inspect for visual signs of dust, pollutants and bacteria such as mold, mildew, dust mites

•  Power brush all foreign debris and matter

•  Vacuum using up to 20 feet as necessary, with truck-mount van system, pulling all debris back into the van - not blowing through the system as some others may do.

•  Apply anti-microbial sanitizer (optional) to disinfect and kill all living bacteria or organisms (such as mold spores, mildew, or dust mites) that cause difficulty for those with breathing disorders like Emphysema, Asthma, and respiratory infections.

•  Close and reset all grille openings.

Ozone Machines - are required when addressing significant odor problems such as smoke and other mal odors when Air Duct Cleaning and Sanitizing do not completely eradicate the odor problems. Ozone machine(s) are place in strategic locations within the premises and operate 24 hours a day and essentially kills the air and all contaminants in it. Typically it is required to run Ozone Machines for 2-3 days to ensure a total solution. Ask our professionally trained Technicians or staff if you have additional questions.
